Interior Redesign
This is a service for anyone who wants to use their existing furnishings in a better way. After the initial consult, this can usually be accomplished in one day. We would first take everything out of the room we were redesigning and then rebuild the room using existing furniture and accessories from your house. This is a great way to get a new look without breaking the bank! We may suggest items to buy in order to make the room even more attractive, but this would be optional. At the end of a day, you could have a fresh new look without buying a thing!
Cost – Initial consultation - $75.00
Redesign per room – $250.00 - $300.00
Home Staging to Sell:
A great first impression is crucial for selling your home! We will consult with the seller to make certain changes that will make their house sell not only faster but for a higher price than non-staged homes. There are two ways to utilize this service:
  • The Staging Consultation - This is a walk-through consultation that covers not only the inside but the outside of your home. We will offer suggestions on repairs, landscaping, paint color, de-cluttering, and furniture placement. You will be given a checklist detailing everything that you need to do to make your home shine! This is a one-time fee. If you like to do things yourself, this may be all that you require.
    Cost - $75.00/hr – (minimum 2 hours)
     
  • Full Service Staging - Once any repairs and painting are done, we would come back to actually “stage”. This could require editing and repositioning the furniture, decluttering bookshelves, placement of art, lighting and accessories. This generally takes one day (depending on how many rooms are staged).
    Cost – Starts at $250.00 per room (if just a few things need to be done, it can be an hourly charge of $75.00/hr.) Vacant House staging requires a project proposal.
Full Service Decorating
This is when a client needs anything to complete a new or existing room – window treatments, paint or wallpaper, furniture, lighting and/or accessories. Linda Thomas Designs can make your decorating less stressful and will save you time and money. This service could include shopping (with or without the client) for furniture, fabrics and accessories. Learn how to make decorating fun – not a chore!
Cost – Initial Consult - $75.00
Hourly Charge - $50.00

 
Color Consultations
This is a service for those who need assistance picking out paint colors and/or coordinating fabrics.
Cost - $50.00/hr.

When showing a house to a prospective buyer, the most important things to remember are to turn on all the lights, have it neat and clean with no clutter and make sure it smells good! The quickest way to turn a prospective buyer off is to have an offensive odor whether it be pets, mildew or cooking odors. Baking cinnamon apples in the oven is a quick way to make your house smell delicious!

 

"Always try to finish decorating one room before going on to decorate another. Having a whole room "done" is much more satisfying than having several rooms half finished! So, don't forget to add accessories and window treatments to your room - buying the big ticket items will not make you enjoy your room unless everything else is in place!"
